If you have been paying attention to the real estate signs in your neighborhood, you have noticed that there are significantly less.  At the time I pulled the data, there were only 44 properties listed in Talega.   That is considered very low inventory for a community the size of Talega.  I have conversed with numerous agents up and down the coast and everyone is seeing the same activity and evaporation of inventory.   With interest rates at all time lows, it seems that buyer’s are taking advantage, which is causing the market to stabilize in Talega.   This is the most optimistic news that we have had in a few years and I hope it continues.  I have been receiving calls in the past month from agents and buyers looking for homes that are not on…

     This year is off to a fast start in Real Estate and our unseasonal weather makes it seem as though spring has sprung!  With so much focus on politics in the media, people have yet to realize that the Real Estate market accelerated in January.  With interest rates at all time lows, buyers have started purchasing homes in larger numbers than we have seen in a while.    

     Over this past weekend I sat down and started compiling the Green Sheet data for Talega, and comparing the averages of last years’ Talega Chart to this month.  It was interesting to see that this time last year, the total active listings for Talega was 102, compared to our current inventory of 41 active listings.  That is over a 50% reduction in active listing…
