If you have been paying attention to the real estate signs in your neighborhood, you have noticed that there are significantly less.  Currently there are 29 active properties listed in Southwest San Clemente.  Southwest San Clemente is having a burst of optimistically priced properties go into escrow, and it will be interesting to see what happens with pricing as we enter into the 2nd quarter of the year, and these transactions close.  I have conversed with numerous agents up and down the coast and everyone is seeing the same activity and evaporation of inventory.   With interest rates at all time lows, it seems that buyer’s are taking advantage, which is causing the market  to stabilize.

            <title>Short Sale Assistance </title>

     This year is off to a fast start in Real Estate and our unseasonal weather makes it seem as though spring has sprung!  With so much focus on politics in the media, people have yet to realize that the Real Estate market accelerated in January.  With interest rates at all time lows, buyers have started purchasing homes in larger numbers than we have seen in a while.    


     Over this past weekend I sat down and started compiling the Green Sheet data for Talega, and comparing the averages of last years’ Talega Chart to this month.  It was interesting to see that this time last year, the total active listings for Talega was 102, compared to our current inventory of 41 active listings.  That is over a 50% reduction in active listing inventory.  The pending sales increased 15% while the sold properties remained the same.   If this trend were to continue, one might conclude that this could lead towards a stabilized market. Contrary to that positive trend is the increase of homes that the banks are processing through foreclosure.  Last year the banks seemed to defer the foreclosure process in an effort to help struggling homeowners. It appears as though the banks are now using more aggressive pricing strategies, and if that continues, I anticipate that pricing will continue to decline.  There are still a lot of unknowns and it’s too early to make any predictions on the state of the market.       


     Based upon the calls that I am receiving, there are still a lot of unanswered questions about Short Sales and what people should do in their current situation with the property they own.  Often, these calls come too late in the process and people find that they have a very small window of opportunity.  The seminars that offer advice to homeowners seem to be generalized and oftentimes, people feel uncomfortable asking personal questions in a public forum.


     After counseling and closing over a hundred Short Sales, I have found that every person’s situation is unique.  I would like to make myself available 3 days this month for homeowners seeking answers or advice.   We can meet in person or have a conference call in complete confidence to discuss your situation and to strategize your options.  There is no obligation or cost and you don’t have to reveal your property address.  I am offering my knowledge and resources to help find a resolution for your specific needs.  I have set aside February 21st, 22nd and 23rd.  The times will be 10:00 a.m., 11:30 a.m., 1:00 p.m., 3:00 p.m., 6:00 p.m. and 8:00 p.m. for each day.  If you would like to meet in my office, it is located at 621 S.
